You get an appraisal that sounds better than the others. You sign. Then the listing sits, open homes go quiet, and eventually someone suggests dropping the rent, just to get some interest.
By then you’ve already committed. Most owners put the shortfall down to a slow market, not the number that got them through the door in the first place.
